What do I need to provide
Basic documents required to start the loan application
When applying for a home loan, your mortgage broker will communicate which documents are required for your preferred loan
Therefore documents can vary on the individual or the home loan lenders policies
A typical basic checklist of documents required for PAYG, standard loan application
- 100 point ID – drivers license, Medicare, birth certificate and passport (choose between for a 100 point ID check)
- 3 months bank statements for all accounts (showing savings)
- Statements for all debts (credit cards, car loan, personal loan etc)
- Notice of assessment and/or tax return
- Last 2 payslips
- Recent utility bill
- An employment letter or employment contract may be required
- Last 3 month statements for centre link payments
- Superannuation statement if an exit strategy is required (retired before the loan expires)
Basic documents for the self-empolyed
All the same documents as PAYG above, also the sole traders are required to have:
- ABN running for at least 2 years (couple of lenders are less)
- 2 years personal tax returns (couple of lenders are less)
- 2 years personal tax assessment notices (couple of lenders are less)
If purchasing an established home
Copy of the contract of sale, 2 pages required
- Offer page
- Acceptance page
House insurance policy for the new property (before settlement)
If your refinancing
Council rates notice for the property
Last 6 months statements for the property
House insurance policy
